Illustrative only. Your rate depends on the bank, your profile and the property.

01

How the estimate works

The estimate uses the standard repayment formula. Your loan is the property price minus your down payment. The monthly payment spreads that loan, plus interest or profit at the rate you choose, across the number of years you select.

02

What it does not include

The figure is the loan repayment only. Budget separately for these costs.

  • The Dubai Land Department transfer fee (4% of the price)
  • Property valuation
  • Bank processing and mortgage registration
  • Life and property insurance
  • Agent fee, where one applies
03

Why your real rate may differ

Banks set the rate by your profile, the property and the product. Many loans start with a fixed rate for an initial period and then move to a variable rate based on EIBOR plus the bank’s margin, so the payment can change over time.

04

What to do next

Once you have an estimate, the next step is a pre-approval. It shows what a bank is prepared to lend you, so you can make an offer with a clear budget.

FAQ

Calculator questions, answered

The calculator uses the standard repayment formula. It takes your loan amount (price minus down payment), the interest or profit rate and the loan term, and spreads the repayment into equal monthly instalments.

No. It shows the loan repayment only. The Dubai Land Department transfer fee, valuation, bank processing, mortgage registration, insurance and agent fees are paid separately.

Enter the rate from an offer you have received, or try a range to see the effect. The calculator does not know your actual rate, because it depends on the bank, your profile and whether the rate is fixed or variable.

Expat first-time buyers need at least 20% down on homes up to AED 5 million, and off-plan property is capped at 50% lending. Bank criteria and your own situation can change this.
